Who We’re Looking For.
CREtelligent is on the hunt for a seasoned PCA Project Director to help drive the expansion of our commercial Property Condition Assessment (PCA) and project management team. This is a hands-on role for a detail-oriented professional who thrives in the field—evaluating the physical condition of commercial real estate assets and translating observations into clear, comprehensive reports. This position will require site visits, assess building systems, identify repair and maintenance needs, and deliver high-quality PCA reports aligned with ASTM E2018 standards and client-specific scopes. If you bring 5+ years of CRE PCA experience and a passion for helping clients make smart, data-driven decisions, we’d love to meet you.
How you’ll make an impact.
Report Reviewer: Review PCA reports, written by others, for technical accuracy, general quality, and appropriateness of recommendations. Once reviewed, reports should be in ready-to-issue condition, requiring only a cursory last look by the Managing Director.

Understand and apply company standards for report accuracy, comprehensiveness, appearance and language based on the nature of the property and the contracted level of assessment.

Manage assigned review workload, keeping track of due dates and working with Project Coordination (PC) and client-facing teams as needed.
Field Observer: Perform comprehensive walk-through observations at commercial properties, including office buildings, retail spaces, industrial facilities, and other commercial real estate.

Assess building systems, identify repair and maintenance needs, and prepare PCA reports for assigned projects.

Full-day travel and occasional overnight stays may be required.
Team Participation: Support and assist client-facing staff (Client Executives, Client Success Managers, and Project Managers), as needed on assigned projects, in responding to technical questions posed by clients on PCAs.
Process Improvement: Understand company-wide goals/objectives and the strategic plans of Property Condition Services in response to those goals.

Implement strategic initiatives, regulatory compliance programs, etc., at the process level as directed by the Managing Director.

Provide feedback (personal and from other relevant sources) on the impact, functionality, and efficacy of implemented initiatives.

Suggest new initiatives or modifications to existing initiatives as appropriate.

Salary range between $80,000 to $100,000 per year.

Qualifications
Qualifications

5+ years evaluating commercial properties and writing PCA reports

2+ years reviewing reports and managing project review workflow.

Familiarity with ASTM E2018 guidelines for PCA reporting.

Ability to create clear, comprehensive, and professional reports.

Strong understanding of commercial building systems, construction methods, and property maintenance requirements.

Proven experience as a Property Condition Assessor, Commercial Inspector, or in a similar role within commercial real estate.

Bachelor’s degree from an accredited university in architecture, construction management, and or engineering discipline (preferred).

Professional Engineer (PE) and/or Registered Architect (RA) preferred.
-
Experience with Quire technical report writing platform is a plus.
