Who We’re Looking For
CREtelligent is seeking an experienced Environmental Project Director (EPD) to support the growth of our commercial environmental investigation and project management team. This role will play a critical part in supporting property transactions by overseeing environmental due diligence, site investigations, and risk assessments. The EPD will work closely with our Environmental Professional (EP) team to review and approve Phase I and Phase II Environmental Site Assessments and ensure compliance with regulatory and industry standards relevant to commercial real estate assets.

How You’ll Make an Impact

Serve as a senior reviewer for Phase I and Phase II Environmental Site Assessments (ESAs), with approximately 10% of your time spent in the field conducting site assessments.

In the office, act as a senior-level Environmental Project Director (EPD), responsible for reviewing and approving reports prepared by internal staff and external contractors.

During field assignments, oversee the collection, documentation, and analysis of environmental data, conduct sampling, prepare technical reports, manage tasks, and provide general field project support as needed.

Demonstrate strong verbal and written communication skills in both internal team collaboration and client-facing interactions.

Lead with deep expertise in commercial real estate due diligence, including:

Synthesizing diverse data sets to develop comprehensive client deliverables.

Providing final conclusions and professional opinions as the designated Environmental Professional (EP).

Operating independently with strong initiative and the ability to manage multiple, deadline-driven projects simultaneously.

Serving as a key contributor within the environmental team, with the capability to immediately step into project management responsibilities.
Qualifications
-
Bachelor’s degree in Engineering, Geology, Environmental Science, Biology, Chemistry, Physics, Mathematics, or a related field.

Minimum of 4 years of experience conducting Phase I Environmental Site Assessments (ESAs) within the commercial real estate (CRE) due diligence industry.

At least 2 years of experience reviewing Phase I ESA reports prepared by internal staff and/or third-party contractors, ensuring quality and compliance prior to client delivery.

Minimum of 2 years of experience conducting Phase II environmental investigations, including sampling, data interpretation, and reporting.

Direct client interaction experience, including presenting findings, addressing questions, and guiding next steps based on project scope (2+ years preferred).

Dual-scope experience conducting both Environmental Site Assessments (ESAs) and Property Condition Assessments (PCAs) is a strong plus.

Professional licensure such as Professional Geologist (PG) and/or Professional Engineer (PE) is a plus.

Familiarity with Fannie Mae, Freddie Mac, and HUD ESA standards is preferred, but not required.

Certifications or training in asbestos, lead-based paint, radon, or other regulated hazardous materials is a plus.

Strong skills in analyzing and interpreting environmental field and laboratory data.

Proven experience in technical report writing with attention to detail and regulatory compliance.

A collaborative mindset and enthusiasm for contributing to the growth of a dynamic, professional environmental team.

COMPENSATION
Annual base salary of $80,000 - $100,000. Salary range may vary based on location.
